Pelican Cove Condominiums were constructed in 1988 by the owners of the adjacent hotel then known as the Cormorant Beach Club and completed in 1989 just before hurricane Hugo struck.
Originally planned as eight buildings with 84 apartments (units) a total of four buildings with 47 two and three bedroom flat and two-story duplex units were completed. In addition a pool cabana originally planned as a small restaurant kitchen and now the office, along with owner event bar, 90,000 gallons pool with 70 FT swim lanes, and a maintenance shop are part of the property.

Pelican Cove Condominium units are all independently owned and maintained.
Pelican Cove Condominium Association (PCCA) is incorporated in the Virgin Islands as a non-profit corporation for the purpose of operating and managing the Association and its common areas and facilities. Members of the Association are the apartment unit owners. The Association is operated by a Board of Directors and Officers consisting of owners elected by the owners.
The Association originally contracted with the owners of the hotel to provide management services of the common areas and facilities. The Association replaced the contract management services with the hiring of a full time resident manager and staff in 1993.
The rights to build the 37 unconstructed units were assigned to the Association in 1998. Owners voted that year to permanently reduce the number of units from 84 to 47.
Originally named Cormorant Cove Condominiums, owners voted in 1999 to to change the name to Pelican Cove Condominiums.
